Regrading is the process of reshaping an existing property's surface to correct slope, fix drainage problems, or restore grade that has settled over time. You're not excavating a void or building from scratch. You're adjusting what's already there.

It's different from a full rough grade on a raw site, and different from finish grading before a foundation pour. Regrading is corrective work. Something about the existing grade isn't right — water moves the wrong direction, low spots collect and hold water, or the area near a structure has settled enough to create problems it didn't used to have.

What Affects Regrading Cost

Here's how scope and site conditions affect pricing:

Small corrections (under 1,000 sq ft): Lower cost range — covers minor slope adjustments around a foundation, filling and leveling a specific problem area, or addressing a settled low spot that's directing water the wrong way. Simple equipment, limited material movement.

Mid-size residential regrading (1,000–5,000 sq ft): The most common scope for a typical residential lot issue — a yard that's lost its drainage grade over time, or a side yard that's developed persistent pooling. Usually involves a skid steer or small dozer and possibly some imported fill material.

Larger properties or more involved corrections: Projects covering a full half-acre or more, significant fill work, or sites where the grade problem has caused secondary issues (erosion damage, settled areas that need re-compaction). Multiple equipment passes, more material, more labor hours.

Clay Soil and Site Conditions

If existing sod can be preserved and relaid, that takes additional time.
