Subdivision Site Development Contractor in East Texas
Features
Clearing and Rights-of-Way
Road rights-of-way, utility easements, and lots cleared to the limits on the plat and plans, with erosion controls in first.
Subdivision Roads
Roads built to the sections on your plans — subgrade, base, and crown — so they're ready for county or city acceptance.
Culverts and Drainage
Roadside ditches, cross culverts, driveway culverts, and lot grading so water goes where the drainage plan sends it.
Detention
The development's detention or retention pond, built to the engineer's design and sequenced with the rest of the earthwork.
Underground Utilities
Storm, water, and sewer lines installed and backfilled with the grading, so the roads and lots aren't dug up twice.
Lot Pads and Driveways
Building pads and driveways for lots and homes, including the concrete pads, when you want the lots delivered build-ready.
Site Development for Developers
A subdivision is a stack of site work that has to happen in the right order: clear the rights-of-way and easements, build the drainage and detention, install the underground utilities, build the roads, then grade the lots. Get the order wrong and roads get cut for a sewer line or lots drain onto each other. We plan the sequence around your engineer's plans, your phasing, and the county or city standards your roads and drainage have to meet for acceptance.
We've built private roads, driveways for new development communities, concrete pads for homes, and numerous commercial retention ponds, which covers most of what a residential development needs from its site contractor.
Roads, Drainage, Utilities, and Lots
Roads. Subgrade, base, and crown built to the typical sections on your plans. The details of how we build them are on our subdivision roads page.
Drainage. Roadside ditches, cross culverts, and lot-to-lot drainage follow the grading plan, and the development's detention pond is built to the engineer's design. Lot and street grading that has to fit a design is covered on our architectural grading page.
Utilities. We install storm, water, and sewer lines and sequence them with the grading so road subgrade and lot pads aren't disturbed after they're built and tested.
Lots. Lot pads graded and compacted, driveways cut, and, if you want build-ready lots, concrete pads poured.
Crew, Equipment, Phasing, and Bidding
Development work runs on dozers (John Deere 850K, Caterpillar D6N), excavators (John Deere 350G, Caterpillar 320E), our motor grader for road and lot grading, John Deere 333G track loaders, and the rollers and dump trucks we use on most jobs, with other equipment brought in as needed. A typical job of ours has 20 to 30 people on site, with more brought in for larger phases.
Stormwater permit coverage and the SWPPP belong to the project's operators — usually you as the developer, plus your GC if you have one. We install and maintain the erosion controls the SWPPP assigns to our work. To bid, send the plat, engineering plans, geotechnical report, SWPPP, and your phasing schedule.
Frequently Asked Questions
Do you build subdivision roads to county standards?
We build roads to the typical sections and specifications on your engineering plans, which reference the county or city standards the roads must meet for acceptance.
Can you install water and sewer lines in the development?
Yes. We install storm, water, and sewer lines and sequence them with the grading, so roads and lots aren't dug up after they're built.
Can you deliver build-ready lots?
Yes. We grade and compact lot pads, cut driveways, and can pour concrete pads, so lots are ready for builders.
Can you bid one phase at a time?
Yes. Send the plans and phasing schedule and we'll bid the whole development or the phase you're starting with.
Send Your Subdivision Plans for a Bid
Send the plat, the engineering plans, the geotech report, and your phasing schedule. We'll bid the whole development or a phase. Questions? Call (936) 355-3471.
