There's less margin for error, and the site prep has to reflect that.

That means your slab design has to account for those zones, your form work has to reflect the zone changes, and the pour has to be coordinated to place the right mix in the right area. This is not how standard residential slab work is done, and contractors who don't understand it will pour a uniform slab and leave you with shop floors that crack under load.

Welding and Working Clearance Zones

Steel post-frame structures require clearance during erection. The crew setting columns and attaching girts needs equipment clearance on all sides of the building footprint. During site prep and throughout the build, that zone has to be free of debris, spoil piles, and equipment that doesn't belong there.

This sounds obvious, but it has real implications for how spoil from grading is placed, where material staging happens, and how the pad area is finished in relation to the building footprint. Planning that clearance during the site prep phase — not improvising it during steel erection — keeps the framing crew from working around obstacles.

Utilities Running for Multiple Uses

A conventional home has utility rough-ins for the house. A barndo has rough-ins for the house plus the shop: separate sub-panel rough-in locations, floor drain positioning in the shop bay, water lines running to a wash bay or utility sink, sometimes propane rough-ins for a forge or spray booth. All of that has to be coordinated and sleeved into the slab before the pour. Changes after the concrete is down are not easy or cheap.

The site prep contractor and the concrete contractor have to work from the same set of drawings that the barndo kit manufacturer provides. If those parties aren't coordinating from the same document set, you're going to end up with conduit and drain sleeves in the wrong locations.


Clear the Land First — and Do It Right

Any organics under the building footprint — stumps, root systems, buried debris — will decay over time and create voids under the slab. Voids lead to settling. Clearing for a barndo site means stumps ground to construction depth (8–12 inches below grade) across the entire building footprint, not just the perimeter. All organic material removed from the zone that will be graded and filled.
